Five things worth knowing before you pick a unit — short and with no fine print.

How buying works

A unit is first reserved with a deposit, then a contract is signed with the developer, and the rest is usually paid in instalments following the developer's payment plan. Before you reserve, an agent confirms availability, the exact price and the payment terms — with no obligation.

What corrected area means

In Egypt price lists quote the gross built-up area (BUA), which includes walls and a share of common spaces, so we estimate the net area using the standard −30% convention. In Thailand price lists quote the actual unit area, so no correction is needed. The exact area is confirmed by an agent from the official floor plan.

Unit statuses

“Available” means the unit is free per the latest price list; “On hold” and “Reserved” mean someone is already negotiating; “Sold” means it is no longer offered. Statuses come from the developers' price lists, and an agent always confirms them before you reserve.

How to read the score

The score is our internal value rating of a unit — it combines price per square metre, view, floor and project characteristics. A higher number means better value for money. Freshly added projects and Thailand don't have a score yet — that doesn't make them a worse choice.

3D tours

Many units have a 3D tour you can start right on the unit page and walk through the space before making any decision. A great way to narrow your shortlist before talking to an agent.
